PART 1 OF 5: STOPPING LEAKS BEFORE THEY DAMAGE YOUR HOME
This is the first installment in a new five-part Home Maintenance Plan Series for property owners.
Regular home maintenance is about more than keeping appliances and equipment running. A good maintenance plan can help identify small leaks, worn connections, aging equipment, failed seals, poor airflow, moisture problems, and other developing conditions before they cause avoidable property damage and unnecessary costs.
A well-maintained home may also use energy more efficiently, provide better indoor comfort, protect indoor air quality, and preserve the property’s function, quality, and value.
Part 1 focuses on stopping leaks.
Stop leaks by knowing what is installed
Record the manufacturer, model, serial number, installation date, warranty, service history, and maintenance instructions for every major appliance and water-connected system.
Stop water-heater leaks before failure
Check for moisture, corrosion, unusual sounds, changes in performance, rusty hot water, and problems around visible connections, the drain pan, or its discharge path.
Stop washing-machine hose leaks
Inspect hot and cold inlet hoses for bulges, cuts, kinks, wear, corrosion, damp fittings, or leakage. Record the hose installation date and follow the manufacturer’s replacement guidance.
Stop refrigerator water-line leaks
Inspect accessible ice-maker and water-dispenser lines, fittings, shutoff valves, flooring, and wall materials for moisture, corrosion, staining, swelling, or a slow drip.
Stop dishwasher leaks from spreading
Check accessible supply and drain connections, nearby cabinets, flooring, door seals, and surrounding materials for moisture, staining, swelling, deterioration, or unusual odors.
Stop hidden leaks under sinks
Inspect faucet supplies, shutoff valves, drains, disposals, filters, cabinet floors, and wall penetrations. Look for corrosion, dampness, staining, swelling, softened material, or recurring odors.
Stop leaks around toilets, tubs, and showers
Watch for fixture movement, moisture, failed sealant, soft flooring, staining below wet areas, and water escaping outside the intended area.
Stop leaks with the right replacement schedule
Use the manual for the exact product installed. Record every inspection, service, repair, and replacement date instead of using one schedule for every appliance.
Stop leaks by planning before failure
Start planning when equipment is aging, repairs become frequent, corrosion develops, leakage appears, performance declines, or a failure could release water into the property.
