🏠 DID YOU KNOW? Mobile Home Roofing Has Different Rules in California!

Roofing a mobile or manufactured home isn’t always the same as roofing a traditional house. These homes fall under special California HCD (Housing & Community Development) requirements, and knowing those requirements can save homeowners from permit and inspection headaches.

🔨 ROOFING LAYERS MATTER
Mobile/manufactured homes have stricter reroofing requirements. Before installing a new roof, the existing roofing system and number of layers need to be evaluated to make sure the new installation meets HCD requirements. Simply adding another layer isn’t always allowed!

💨 PROPER VENTILATION IS REQUIRED
It’s not just about adding a few roof vents. Ventilation has to be properly calculated based on the attic/roof cavity and arranged to provide adequate cross-ventilation.

📋 SPECIAL HCD PERMITTING
Many roof alterations require an HCD permit — not just a standard building permit. A complete reroof with the existing roof removed generally requires a tear-off inspection AND final inspection.

🏗️ THE ROOF SYSTEM MATTERS TOO
Roof slope, drainage, structural load, sheathing condition, ventilation and the manufacturer’s installation requirements can all affect what roofing system can legally be installed.

❌ MYTH!

Spray polyurethane foam (SPF) roofing is considered a renewable/lifetime roofing system when it is properly maintained — but that doesn’t mean it should be installed and forgotten!

Depending on the roof, coating system, weather exposure, and condition, your spray foam roof should typically be evaluated for maintenance approximately every 5–10 years.

🔧 What does spray foam roof maintenance include?

• Cleaning dirt and debris from the roof
• Inspecting the foam and coating for damage or deterioration
• Making necessary repairs
• Applying a fresh protective roof coating
• Re-granulating the surface as required

☀️ BONUS FACT: Spray foam also provides insulation!

One of the biggest advantages of SPF roofing is that the foam doesn’t just create a roofing system — it also provides thermal insulation.

Closed-cell spray polyurethane foam commonly used in roofing has an R-value of roughly 6–7 per inch, helping reduce heat transfer through the roof. That can be especially beneficial in our hot desert climate! 🌵☀️

The key to getting the most life out of a spray foam roof is simple:

Protect the foam. Maintain the coating. Don’t wait until it leaks.

Tile roofs can last a lifetime… but the underlayment underneath them won’t!

One of the most important parts of a tile roof is actually the part you can’t see. Your tile provides protection and durability, but the underlayment beneath it is your roof’s primary defense against water intrusion. 🌧️

Over time, our desert heat ☀️ can cause underlayment to dry out, become brittle, and deteriorate. Depending on the type of underlayment, installation, and exposure, it may need to be replaced roughly every 20–30 years—even when the tile itself still has plenty of life left.

That’s where a tile lift & relay can come in. We carefully remove and save the existing tile, replace the aging underlayment and necessary flashings, then reinstall the tile—giving the roof renewed protection without replacing perfectly good tile.
