Get a free roof inspection once a year, commercial or residential. Most of the time we catch little stuff before it turns into a real problem.
One thing people forget is the drains. All the water on the roof ends up there, along with leaves, dirt, and debris. When that stuff piles up, water sits and the membrane around the drain can stretch, tear, or pull loose. That is a really common place for leaks to start.
