Our family has been pouring foundations in Johnson County since the 1960s - right in the middle of the most explosive growth in the county's history.
From Farmland to Boom Town:

1940: Population 33,327 (mostly farms)
1946-1951: More houses built than in previous 120 years combined
1960: Population jumped to 143,792 - Overland Park incorporated
1970: Nearly doubled to 220,073
Today: Over 600,000 residents

The Residential Revolution:

Prairie Village (1941) - Named "America's Best Planned Community" in 1949
Mission Hills (1912) - J.C. Nichols Company's vision of fine homes
Leawood (1948) - Started by Oscar Lee, exploded after WWII
Overland Park (1960) - Went from 28,085 to Kansas's 2nd-largest city

Why We're Still Here: Between the 1960s-1980s, returning veterans needed housing. Developers transformed rolling prairie into planned communities. New highways made commuting possible.

Stop the Madness
Did you get those letters this January?
"Due to rising costs, we're implementing a 5% price increase..." Same story every year like clockwork.

This madness has to stop NOW. We're done playing along.

Builders are hurting. Buyers aren't even coming out to look at the houses. And yet contractors keep raising prices like nothing's changed—like this can go on forever.

It can't. We're pricing ourselves out of business.

So we went to OUR suppliers and said: "If you want our business, we're not accepting a price increase this year." We got creative. We worked WITH them to control costs instead of just passing increases down the line.

We're holding our prices firm through 2026. Zero increase.

Someone has to say enough is enough. Let's stop this together.

Beautiful lakeside lot in Bonner Springs. Aspen Foundations was able to drill and pour the piers that were needed because of the soft soil, keeping the foundation schedule on track. Footings poured, panels staged, crew headed out to set walls.
