Five things we find on commercial roofs almost every week. None of them are dramatic on their own. All of them turn into leak calls if nobody looks.

1. Failing sealant at a pipe boot. Sealant dries out and cracks in the Texas sun. Once it opens up, water runs straight down the pipe into the building.
2. An improperly anchored bracket. Something got mounted to the roof with screws and no flashing. Every fastener is a hole, and every hole needs to be sealed right.
3. Electrical lines poked through the side of a pitch pan and never flashed. The pan is meant to seal around a pe*******on coming up through the top, not through the wall of it. Every one of those holes is an open path for water.
4. Debris around the roof drains. Leaves, gravel, plastic. A blocked drain means water sits, and sitting water finds the weak spot.
5. Failing pitch pan flashing. The filler shrinks and pulls away from the pe*******on. It looks fine from ten feet away and leaks from two.

Most of these take minutes to fix when they're caught early. A quick walk on the roof a couple of times a year, especially after other trades have been up there, catches nearly all of them.

Last week Marc spent a day on a commercial building up in North Texas doing a RoofCare inspection. Here's what the owner got back.

Every roof section walked and photographed from each corner. Every pe*******on checked, and every problem marked right on the roof in red so there's no guessing later. Then a written report that lists each deficiency with a photo, what's wrong, what we'd do about it, and what it costs, split into what needs attention now and what can wait.

On this one that meant 76 punctures in the membrane, 23 pipe flashings with failed sealant, 4 pitch pans drying out, and 620 feet of termination bar sealant failing along the perimeter. Most of it hadn't shown up inside the building yet. All of it would have.

The roof got a B minus. The report says what it would take to keep it there until it's time to replace, and gives a year to plan for that. That's what a RoofCare visit is. No surprises, and a plan.

Small problems are cheap. Until they aren't.

Most commercial roof leaks don't start as leaks. They start as an open seam, a bit of failed sealant, a drain full of leaves, or a puncture hiding under dirt. On their own, each one is a quick fix.

Left alone through a few Houston storms, that same seam lets water into the insulation. Now it's wet insulation, a stained ceiling, and a repair that costs many times what the original fix would have.

That's what a maintenance visit is for. Someone walks the whole roof, cleans the drains, and catches the small stuff while it's still small. RoofCare is our version of that for commercial buildings.

If you're not sure when your roof was last walked, that's usually the answer.

Do your recurring leaks have you feeling like this?

We get it. This is a climbing gym in Katy that had been setting out buckets every time it rained. Our crew spent over a week on that roof, tracking down where the water was getting in and repairing it one spot at a time.

Recurring leaks are rarely one hole. Usually it's several small problems, and the only way to fix them is to stay up there until you've found them all.

The buckets are put away. The dog is welcome to keep napping.

If this looks familiar, we're happy to come take a look.

A flat roof is never perfectly flat, and a little water after a storm is normal. What isn't normal is water that's still sitting there two or three days later.

Standing water adds weight your roof wasn't designed to carry. It wears down the membrane, and sooner or later it finds a weak seam or puncture and gets inside.

The usual causes are simple: a clogged drain, a low spot, or insulation that's been crushed or saturated underneath.

Next time it rains, take a look a few days after. If you still see water, call a qualified roofer to check it out. It's almost always cheaper to fix now than after it shows up on your ceiling.

An active leak doesn't always mean it’s coming from a single source.

At a commercial property, water was coming through the ceiling. Our tech lifted the ceiling tile and found a line that was sweating and dripping from above. But he didn't stop there, because the roof was right over the same spot.

Up top, the crew probed the seams and searched the area. They found an open lap and a puncture. They cleaned and prepped the area, then made the repairs.

Why it matters: fix one source and miss the other, and that ceiling tile stains again. Checking all of it the first time saves the owner a second call.

We just finished about a week of repairs at a food manufacturing facility in Sugar Land, a roof of more than 40,000 square feet.

They had active leaks all over the building. It had gotten bad enough that they were losing product, and that means losing money.

We found flashing details that weren't done right the first time, plus physical damage to the roof, and corrected them one at a time. Then we pressure washed the whole roof. Once it was clean, we could see punctures that had been hiding under the dirt, so we repaired those too. A clean white roof also reflects heat the way it was built to.

The leaks are stopped and they're back to work. That's the part we care about.

Heads up, Houston 🌧️ The NWS has us under a Slight Risk (level 2 of 4) for excessive rainfall today and tomorrow. Scattered to widespread storms, heavy rain, gusty winds, and possible street flooding — especially in low-lying areas.

A few quick things before the rain hits:
✔️ Clear debris off drains and downspouts if you can do it safely
✔️ Note any ceiling stains or drips — take a photo with the date
✔️ Don’t get on your roof in wet conditions. That’s our job.

If your roof leaks this week, call us — not the out-of-town guys who show up after every storm. We’re local, we’re not going anywhere, and we’ll shoot you straight.

Terzo Roofing is now a TIPS Approved Vendor — and here’s a recent project that shows what that means for school districts.

A campus in our area had persistent leaks along the roof ridge. On inspection, the cause wasn’t a mystery — it was detailing. The original ridge cap extended only ~6” on each side of the peak, and the closure strips beneath had reached the end of their service life. Together, that let wind-driven rain track past the ridge and into the building.

The solution: replace the closure strips and install a wider ridge cap extending a full 12” per side — doubling the coverage and restoring a weather-tight ridge. A targeted, cost-effective repair that extends the roof’s life without an unnecessary full replacement.

Why the TIPS approval matters for facilities and procurement teams:
• Streamlined purchasing — contract through the TIPS cooperative without a lengthy bid process.
• Already vetted and competitively procured — the due diligence is done.
• Faster turnaround on the repairs and capital projects that keep campuses dry and open.

Our commitment is the same on every roof: an honest assessment, the right scope — repair, restoration, or replacement — and documentation you can take to your board with confidence.

If you manage roofing assets for a district or public entity, we’d welcome the chance to help.
