Neighbor Tip: Check Who Actually Holds a Contractor's License
Many Florida homeowners know to ask if a contractor is licensed.
Fewer know to ask who actually holds that license.
Before hiring a plumber, roofer, electrician, HVAC contractor, or remodeler, take a few minutes to verify:
• The license is active
• The qualifying agent's name
• Their relationship to the company
• Any disciplinary history
• Whether permits will be pulled under that license

One thing many homeowners don't realize is that the person who owns or advertises the company is not always the person whose license is being used.
That doesn't automatically mean anything is wrong, but it is worth understanding who is legally responsible for the work performed at your home.
Questions I would ask:
1. Who is the qualifying agent for your company?
2. Are they an owner, officer, or employee?
3. Will permits be pulled under that license?
4. How involved are they in supervising the work?
A reputable contractor should be happy to answer these questions.
