The first half of October brings encouragement to the Outer Banks real estate market, with average residential sales prices climbing over $20K in the recent weeks, and average days on market dropping from 83 days to just 55. Meanwhile, the number of homes under contract held steady at 71, signaling continued buyer activity.

Although closed sales and new listings declined slightly during this reporting period, the combination of rising prices and homes selling more quickly is worth watching. As we move further into the fall, understanding current conditions and positioning your property or purchase strategically will be key to making the most of the opportunities ahead.
