Not every water heater flush is a simple DIY job.

Older units, neglected heaters, stuck drain valves, and attic installations can all make the job more difficult than people expect. What sounds easy on paper is not always easy in the field.

If your water heater is older, noisy, or hard to access, it is better to look at the full condition of the unit before assuming a flush is the answer.

A lot of homeowners do not think about their water heater until it starts making noise or running out of hot water.

One of the most overlooked maintenance items is flushing the tank. For many homes, about once a year is a good baseline. Sediment builds up over time, and that can lead to rumbling sounds, less hot water, slower recovery, and extra wear on the heater.

If your water heater is older or sounding rough, it may be worth getting ahead of it before it turns into a bigger problem.

With colder weather approaching, we wanted to share a winter plumbing reminder for Kingwood-area homeowners.

Houston-area homes often have water lines routed through attics and other unconditioned spaces. In teen temperatures, those lines can freeze even when basic insulation is present, and conditions vary widely from home to home (exposure, wind, insulation quality, how the home is built, etc.).

Important service & warranty note (please read): Damage caused by freezing temperatures or other weather-related events is explicitly excluded under our Terms & Conditions and workmanship warranty. During widespread freeze events, we cannot guarantee same-day service due to high call volume, and we are closed on Sundays. Standard rates apply during normal business hours, and emergency rates apply after 6:00 PM.

Our most reliable recommendation for teen temperatures:

If temperatures are expected to reach the teens, the most dependable way to reduce freeze risk is to:

Shut the water OFF at the main, and Drain the home’s plumbing system (open faucets to relieve pressure and drain lines).

Other steps (dripping faucets, covers, or insulation) may help in some situations, but they are not a guarantee—especially for attic piping in sustained hard freezes.

If you choose to drain your home:

- Turn the water off at the main.
- Open hot and cold faucets (highest and lowest points if possible) to relieve pressure and drain.
- Flush toilets to empty tanks as much as possible.
- Disconnect and drain outdoor hoses; cover hose bibs.

If you suspect a frozen pipe or see an active leak:

- Shut the water off immediately, and
- Avoid open flame or torches for thawing.

When temperatures drop near the low 20s, pipes can freeze fast. Dripping water can help — but only if you do it correctly. Most freeze damage we repair happens in homes that were “dripping”… the wrong way.

Do this:

• Drip the faucet farthest from your main water line
• Let both hot & cold run in a small steady stream — not slow drops
• Open sink cabinets on exterior walls
• Disconnect all garden hoses

Happy Monday, neighbors—finally a little cool air in Houston (thank God).

Quick tip from today’s short video: after we clear an A/C condensate line that ties into a sink, keep it clean by filling the sink with water and mixing in enough bleach to sanitize the P-trap and the first few feet of the drain. Let it sit a bit, then drain it and run cold water.

Do this every 3 months (monthly in peak humidity).

Know your baseline: watch how fast it drains today. If it’s slower next time, you’re at the start of a clog—handle it before it leaks.

Safety: don’t mix bleach with vinegar or other cleaners; ventilate and protect surfaces.

Just finished another kitchen clog in Kingwood, and figured it’s a good time to remind everyone — your garbage disposal can only do so much.

Most homes in our area have about 15–20 feet of 2" pipe before it even hits the main drain. That’s a long, flat run — so even small amounts of grease, rice, or pasta cool off and start building up halfway down.

Here’s the short version of what I tell folks before I leave a job:

🚫 Don’t put grease, oil, rice, pasta, potatoes, or coffee grounds down the drain.
✅ Always run cold water before, during, and for 10–15 seconds after using the disposal.
✅ Once a week, fill the sink halfway with cold water and a sq**rt of soap, then flush it through with the disposal running.
✅ Once a month, grind some ice cubes and salt to clean it up and keep it smelling fresh.

Small habits like that save you from bigger headaches (and a service call later).

If your sink’s draining slow or making that gurgling noise, it’s usually buildup in that long kitchen run — not the disposal itself.
