Last week, the GENCAP team had the opportunity to participate in tower crane permitting and lessons learned training hosted by @ .

As Washington’s tower crane permitting requirements continue to evolve, training like this is invaluable in helping project teams stay informed, prepared, and aligned with current safety and compliance standards. The session covered permitting processes, operational requirements, inspections, qualifications, and key lessons learned from active projects across the region.

A big thank you to for sharing their expertise and helping strengthen industry knowledge and collaboration.

At GENCAP, we believe ongoing education and proactive planning are critical to delivering safe, successful projects for our clients and partners.

We're proud to share our 2025 Positive Impact Report.

Housing is fundamental to strong, thriving communities.

During Affordable Housing Week, we recognize the organizations and partnerships working to create housing options that meet a wide range of needs across our region.

GENCAP is proud to partner with clients such as @, , , and Blue Ridge Cascade, as well as private developers, to deliver both affordable and market-rate housing throughout the Pacific Northwest.

We appreciate the collaboration and commitment it takes to bring these projects to life and create places people are proud to call home.

We’re proud to see Kim Faust, Co-President and Chief Development Officer at our sister company, , featured as a panelist at tomorrow’s NAIOP Washington State May Breakfast.

Kim will join an accomplished group of industry leaders to discuss what it takes to move successful projects forward in today’s market, from navigating complex deals to building the right partnerships.

We’re fortunate to work alongside leaders like Kim whose vision and expertise help shape thoughtful, community-focused developments across the region.

We’re all in for Safety Week.

At GENCAP, safety isn’t just something we talk about. It’s how we work. It shows up in the way we plan our jobs, communicate in the field, and look out for each other every day.

This week is a good reminder to stay aware, speak up, and support your team. Recognize the risks. Respond the right way. Respect the work and the people around you.

Because at the end of the day, the goal is simple. Everyone goes home safe.

What is the “5 Whys” and why do we use it?

In construction, problems don’t usually start where they show up.

The “5 Whys” is a simple problem-solving method in which you ask “why?” repeatedly to get past surface-level issues and uncover the root cause.

Example:
- A delivery is late. Why?
- The order wasn’t placed on time. Why?
- The scope wasn’t fully defined. Why?
- Coordination between teams was incomplete. Why?
- Requirements weren’t fully communicated during planning. Why?

There was no standardized pre-construction alignment process.

Instead of fixing the symptom, we fix the process.

At GENCAP, we use this approach to improve planning, strengthen communication, and reduce repeat issues across our projects.

Better questions lead to better outcomes.

We’re proud to share that GenCap has been selected as the low bidder for the City of Kenmore - Government Public Works Operations Center, a $7.3 million project supporting the City of Kenmore’s continued investment in public infrastructure and long-term operations.

It was a competitive bid process, and we’re honored to be selected to move forward with the City.

This project represents Phase 2 of the City’s overall development plan, building on earlier site work and infrastructure improvements already underway. The new facility will replace temporary operations with a modern, functional building built for long-term use and efficiency.

We’re excited about the opportunity to continue partnering with the City of Kenmore on this important investment in their operations and future growth.

The James Madison sculpture is now standing at Lake Washington Institute of Technology - LWTech’s Center of Design. Commissioned by the Washington State Arts Commission, this painted aluminum piece, Snoqualmie Pass (2026), reflects a Salish story that connects the land and the people who have lived here for generations.

Getting it in place was no small feat. Too tall to transport upright, it had to be carefully moved on its side and raised into position without damaging the delicate structure.

Big thanks to Andrew Phisuthikul, Chris Dinsmore, Zach Simpson, and Brett Dziedziak for making it happen. Special shout-out to Chris for the forklift work and Andrew for leading the install.
