Every October, Kirkland and Bellevue homeowners call us after the first real rain.
The sequence is always the same: the smell, then the water, then the call.
You can still get ahead of it. Here’s what to check this week:
V***r barrier seams — untaped overlaps let ground moisture rise all winter.
Attic insulation depth — below R-38, you’re heating the attic, not the house.
Soffit vents and foundation screens — any gap larger than a quarter inch is a rodent entry point once temperatures drop.
Air duct joints at attic transitions — disconnected joints lose 15–30% of conditioned air directly into the attic.
Crawl space drainage — any standing water now will be standing water all winter.
Free inspection covers all five. Link in bio.
