A leaking A/C system from the unit above caused significant hidden water damage before it was discovered by property management.
CVP Mitigation is currently completing the remediation and restoration, including removal and replacement of affected drywall, fire-rated ceiling assemblies, insulation, ductwork, cabinetry, and flooring.
The photos show the process from moisture detection and controlled demolition through the beginning stages of reconstruction.
Finding the source is only the first step. Proper remediation means addressing everything the water affected — including what you can’t see.

Building Science in Action 🏠

This home is undergoing a complete building-envelope upgrade — far beyond simply replacing siding and windows.

We removed the existing siding, installed new high-performance windows, and wrapped the structure with a Polyguard weather-resistive barrier system, creating a continuous air and moisture-control layer.

The existing vented soffits are also being converted to a sealed attic assembly, with a properly designed v***r diffusion port at the ridge to provide a controlled pathway for moisture to migrate outward.

In conjunction with our building-envelope work, we're coordinating with HVAC and insulation contractors to make sure the home's mechanical systems, insulation, and exterior envelope work together as one system.

The goal is simple: control where air and moisture enter and leave the building.

Especially in Florida's hot, humid climate, this approach helps reduce uncontrolled humid-air infiltration, condensation potential, moisture damage, and the conditions that can contribute to mold growth.

This homeowner has been fighting recurring mold around recessed lights, A/C vents, and other ceiling penetrations. The A/C systems were replaced, ductwork replaced, and additional insulation added — but the problem kept coming back.

What we found was an attic ventilation and building-envelope problem.

The home has plenty of open soffit ventilation allowing air into the attic, but no ridge vents or other high-level exhaust for the hot, humid air to escape.

As the attic heats up, that air naturally rises. With no proper exhaust pathway — combined with pressure differences when the A/C is running — warm, humid attic air can migrate through recessed lights, vents, top plates, and other openings into the cooler conditioned space below.

Our corrective work includes adding proper ridge ventilation and air-sealing the ceiling plane, including recessed lights, penetrations, and accessible top plates.

The goal is to restore the proper airflow:

Air enters at the soffits → moves through the attic → exits at the ridge.

Sometimes treating the mold isn't enough. You have to find and correct the building-envelope condition that's allowing it to happen.

Never use plastic fittings on a shower head. Verify your contractor uses brass or copper. The stress from a handheld hose can cause failure. There wasn't one here but, Never Ever hang a shower cady for soaps and shampoos either.
