Why a Foundation Inspection?
Home buyers cannot afford to purchase a home with unknown foundation issues. Today, buyers are making their decision with greater peace of mind thanks to Centerline Foundation. Because buying a home is the largest investment you will make in your lifetime, the cost of a foundation inspection is a very small investment that will pay for itself repeatedly. In addition to giving you a detailed written report on the current condition of the foundation, the inspection will offer practical maintenance information to help you plan for future repairs or replacement.
What Does the Inspection Include?
Centerline Foundation Repair will visually inspect the current condition of the foundation both inside and out. We will take elevation measurements to determine rather or not the foundation is within the construction industry’s tolerance. Write a detailed foundation report and if any repairs are needed at the time of inspection. Prepare a detailed homeowner maintenance guideline on protecting your foundation.
How Long Does It Take?
The foundation inspection usually takes a minimum of one hour and the buyer will receive a complete written report within one business day. If needed, we will sit down and review the report to make sure everyone understands the condition of the home’s foundation.
What Does the Foundation Inspection Cost?
Our minimum fee is $250.00. Other fees may be based on the travel time to the home.

Repair Methods
Pier & Beam
Pier & Beam is a home set atop concrete or brick piers with a open crawl space. These foundations can be easily repaired by jacking and adding additional support to the existing foundation. The home can be releveled with great ease.
Drill Shaft
The Drill shaft method is for a slab foundation and is the most known foundation repair today. The drill shaft is drilled below the existing grade beams on the exterior of the home and is filled with concrete and rebar. Once the concrete is cured, the foundation is raised and secured with blocks and metal shims to maintain the elevation of the foundation.
Steel Resistant Pipe
When space is limited, the Steel Resistant Pipe method works very well to ensure the integrity of your foundation. Holes are dug on the exterior of the foundation to reveal the side of the grade beams. A metal bracket is installed to the face of the foundation and a steel resistant pipe is then pushed into the soil until it meets the desired resistance to lift or stabilize the home’s foundation. This system is tested while being driven.
Uretek
Uretek, is the cleanest, safest, and fastest foundation repair today. This type of foundation repair in almost every case can be performed in one day and with little to no interruption of your day-to-day activities. An inconspicuous 5/8” hole is drilled into the home’s foundation and a two-part expanding polymer grout is injected into the soil below the foundation resulting in densifying the existing soils and then lifting the foundation in most cases back to its previous elevation. This method is as precise as controlling lining up the strike plates to door plungers. This method can also be performed on many other foundations, such as patios, sidewalks, and driveways.
