New and second time buyers have asked what is the process of building a new barnhome.
I will post a series brief summaries of the process:

1)Pre-approval
Find a mortgage lender or bank that is familiar with barnhomes and one time close construction loans. The pre-approval will let you know how much you qualify for in the purchase of your home or land and home. ONCE YOU ARE PRE-APPROVED, DO NOT MAKE ANY MAJOR CHANGES TO YOUR LIFESTYLE. No major purchases, no new credit cards, no new financing. Go to work and keep your income the same.The pre approval is good for 90 days. If your close is after 90 days, the lender will soft pull your credit score and ask for check stubs for the previous 90 days. Any fluctuations in pay could cause issues. Items to consider:

Credit score 680 to 720 or higher with 5 to 20% down

Income and debt and ratios

Assets and cash available for close/contingencies

General plan

I am an approved builder with Gateway Mortgage. They understand barnhomes and my experience with them is it has been a fairly smooth process from beginning to end. Jeanette Merritt in Lake Jackson, Tx office is someone I would recommend as a starting point.
