So this is why it’s important to flash around doors properly.
Homeowner noticed water dripping in the room below. Not a lot and not every time it rained. Forgot to take a picture of the framing. The spray foam insulation kept the water against the framing. Had to splice in some two x material before I could patch in the roof sheeting.
All because the door was not flashed properly. Be care how you install doors people!

Those with flat roofs be informed. Clients had water spots and drips coming from can lights and speakers. Did not look bad until I opened up the ceiling. I found signs of moisture on the underside of the roof sheeting. Roofing was not punctured. During the winter warm moist air was getting through the fixtures and condensing on the underside of the sheeting, then dripping down.
I took down the drywall and insulation . The blown in insulation had settled over the years also, exposing conduit and the top of the can lights. I built rigid foam boxes around the can lights and speakers. I also insulated the conduit that was above the insulation. I then re-insulated with fiberglass un-faced and stapled up new v***r barrier. Sadly there is no way to get air flow above the insulation to help move moist air. Fingers crossed I stopped the moist air from getting up there. This is not an older building either. Have fun out there!

Dressing up an old basement slop sink/ storage area. Old framing and concrete with nothing plumb or level, but that’s ok.

Found a use for the scrap of Sapele wood I had. Hope with a few coats of varnish , this holds up well. Time will tell.

Some pictures of a basement remodeling using reclaimed barn wood. Painted the walls black to help with gaps and knotholes. Used the same material to make three doors. Still waiting for some door hardware though. Client also put two coats of a water based polyurethane on the boards. Everyone is happy with the results.
One thing word of advice for anyone wanting to do this. Patience is a must. Since the boards I used were different thicknesses and widths, some needed to be ripped to get straight edges and proper widths. Oh and lots of dust. Make sure you have good ventilation and a mask. I put a fan in the window to help with the former.

Trying something a bit different this time. Client wants to have reclaimed lumber installed on the basement walls with matching doors. Boards are different thickness so I was thinking of ways to keep the boards from moving too much. Used biscuits, but noticed the light wood showed through. Thought of just using a marker to darken the biscuit area that would show. So far so good.
