1. It is important to realize that the paint of your building is not just for aesthetic purposes. A building exterior surface experiences extreme weather effects during a year. Driving rainstorms (that can be accompanied by hail) to baking in the scorching summer sun. This not only can result in the paint fading, but the protection from the paint starts to degrade. Once those things start to happen the barrier the paint provides between the elements and the structure start to dimmish.
2. There are several indicators that can make it obvious that your building’s paint is reaching the end of its useful life.
a. As mentioned earlier noticing that the paint is fading is an indicator.
b. The paint can show indications of cracking, peeling, and bubbling. These are indications that the bond between the structure and the material is failing, which would allow water to pe*****te behind the paint and cause damage to the structure.
c. Seeing efflorescence which is identified because it looks like crusty white salt deposits.
d. Appearance of chalking (looks like a chalky powder) this is one of the most common signs of aging paint.
e. Mold or mildew would also be a sign that your building requires attention.

4. It is important that the Association and Manger are familiar with the warranty issued when you have your building professionally painted. The Contractor and well as the Paint Manufacturer issue the warranty. We helped one client save money because the contractor they used was not longer in business, they thought it was bad luck. However, asking to review the warranty we were able to save the client substantial money because the paint manufacturer paid for a percentage of the new painting project.
