Hello Rick,

My name is Mark McFadden, Founder and President of Media specs Public adjusters. We employ 2 public adjusters, and 3 insurance appraisal experts with over 250 Arbitrations to our credit. Why is appraisal important? It is the last line of defense before needing to file a lawsuit.
We specialize in a several areas, namely:
1) Getting claims paid that have been "PREVIOUSLY DENIED CLAIMS" by your insurance company, we are almost always successful here, even if there is light damage.

2) We specialize in building claims to "50-60% PROFIT MARGINS" in property management claims. Why is that so important?

Adjusters always tell property management officers to get 3 bids to drive the price down, not telling you the specific purpose why, but just to do it. This is ABSOLUTELY the worst thing that can happen on a project this size. We do not involve contractors until we have properly documented the claim and supplemented it with safety requirements, Ordinance of law coverages, Engineering requirements, Material handling requirements, property Access requirements, height requirements, personal property safety requirements, crane and scaffolding requirements, Multiple city/County inspection requirements, many falling under OSHA requirements, including Porta potty requirements etc. Bidding with 3 contractors which drives the price down to about a third of a reasonable and healthy price, has at times lead to lawsuits with the contractors because they run out of money before the project is complete, and they specifically don't know what all of the items are to bid for, including all of the requirements that will be needed to complete the job , such as some of those listed above. The list doesn't end there. IRC code items alone can cost a claim this size hundreds of thousands of dollars to the contractor if he doesn't have those code documents to force the insurance company to pay. If he does not, then he pays for those items out of his pocket, or passes the cost onto the HOA, and property Managers.

This is one of a few ways the contractor can get himself in trouble financially on these claims, and do. More importantly, he doesn't have the expertise with insurance companies to get them to pay for many of these items, putting him at serious risk to himself and to you. As Public Adjusters we are required to have an insurance bond for these types of errors in our performance on a claim. The good news is we never have performance failures.

We also work with 2 of our favorite law firms that can on occasion assist in getting a claim settled if need be. We also have cases in the courts. We specialize in class action lawsuits against larger insurance companies who don’t pay Overhead and Profit to contractors, and Bad faith claims such as unreasonable delay or denial under Colorado’s 2008 law.

3) We provide insurance "APPRAISAL SERVICES" for our clients where appropriate. After providing demand letters the insurance companies will pay the claim properly 60% of the time just from the threat of appraisal, and the remainder go to appraisal where we are successful 98% of the time.

4) "LARGE LOSS CLAIM EXPERTISE": Our special skill sets involves building claims to 60% profit margins so that some of the margin can be used to reduce the financial burden of very large deductibles that many HOA's and properties cannot afford. Significantly, reducing the amount of your deductible may make putting on your roof affordable. We often run into apartment complexes with very old roofs that they cannot afford to replace themselves. So with help of the insurance and our special skills we can usually find a worthwhile solution for our customers which includes sometimes paying 75% or more of their deductible. 5) We also specialize in "LARGE LOSS FIRE CLAIMS" where adjuster often pay as little as 30% of what is the claim actual total! We get justice for our clients here so they can actually rebuild the structure.
