This auto shop floor was rough — oil stains soaked into bare concrete, cracks forming, and no cleaning product could touch it. The owner had been living with it for years.

One of the most common questions we get: how long will my floor coating actually last?

Honest answer: a professionally applied epoxy coating lasts 15–20 years with normal residential use. Here's what affects that:

— Surface prep (the most important factor by far)

— Traffic and basic maintenance

Before anyone touches your floor, here's what a quality coating job actually requires — and what separates a coating that lasts from one that fails in two years:

1️⃣ Proper surface prep. The concrete has to be ground down so the coating bonds. Cleaning alone isn't enough.
2️⃣ Moisture testing. Moisture in the slab will cause the coating to lift. We check before we start, every time.
3️⃣ Professional-grade product. The coatings sold at hardware stores aren't the same as what we apply. Not even close.

If someone quotes you cheap and fast without asking these questions, that's a red flag.
