When it comes to commercial roofing, using the correct material for the specific environment is critical. In this video, Bert breaks down exactly why this particular roof is failing and why the previous "quick fixes" have actually made a proper repair impossible.
Key Issues Discovered on This Inspection:
The Grease Problem: Restaurant exhaust vents continuously deposit grease onto the roof's surface. Over time, grease chemically breaks down a TPO membrane, making TPO an incredibly poor substrate choice for any food service building.
The "Band-Aid" Fix: To buy some time and temporarily stop leaks, the roof was previously coated in a liquid sealant.
The Repair Dealbreaker: Because of that liquid coating, the TPO is now impossible to properly repair. A hot-welded patch will never stick to a coated TPO membrane, leaving a full replacement as the only viable option.
Additional Red Flags: Several other hidden issues were found across the roof. We measured and documented every single one to present a comprehensive, evidence-based report to the building owner.
