45 Minutes Across Vegas… For Nothing?
The AKAP team drove 45 minutes across town for a scheduled HUD inspection, only to find out the inspector had already arrived hours earlier.
After checking with the tenant, we got the update we were hoping for: the property passed!

Yesterday, Roger walked us through the fire inspection issues at this property, including expired, damaged, missing, and improperly placed smoke detectors.
Now we're back to finish the job.
With 20 units across two buildings, the team is going unit by unit to make sure the remaining smoke detectors are installed and the property is properly addressed.

One Big Fire Safety Check.
When AKAP took over maintenance at this property, the fire inspector identified several issues that needed to be addressed, including missing building addresses and smoke detectors that were expired, damaged, missing batteries, or improperly placed.
The team installed new smoke detectors throughout the property and is now finishing the remaining units.

Metro Police arrived at the property while the evicted tenants were being addressed, and the locks were changed as part of the unit turnover.

Part 2: What Was Inside the Drain?
The tub clog turned out to be much more than a simple blockage.
After opening up the shower walls, the team found about 4 inches of self-leveling compound around the tub drain. Even worse, that same material had made its way inside the drain pipe.
The solution? Cut out the affected section, clear the obstruction, replace the pipe, and get the tub ready to be reinstalled.

The Repair Wasn't the Only Problem
Roger arrived to repair a corroded 2-inch main water line feeding the entire building. After replacing the damaged fittings and getting everything connected, an unexpected problem came up.
The pipe backfilled with water and flooded the unit, leaving Roger with one more job to handle: water extraction.
Now it's time to turn the water back on, check for leaks, and hope everything holds.

This Clogged Tub Wasn't the Real Problem
What started as a clogged bathtub quickly turned into a much bigger issue.
After trying to snake the tub, the team discovered there was no proper backer board behind the shower enclosure. Then, while tracing the plumbing, they found a pipe filled with concrete.
Now the team has to figure out the best way to access the pipe without damaging the newly installed kitchen cabinets.
Another unexpected problem, but that's part of the job.
