Homeowners if you have a metal roof like this. Your roofing system still requires maintenance. Screw replacement is a must when they reach 10-15 years, rubber washers on the screws deteriorate causing water to leak around the screw and soak into the wood decking. After a short period of time the Wood gets weak and the screws pull loose from wind under the metal. It's a good practice to have a roof inspection at least once a year.
