🚨 An incomplete sewer scope can cost everyone time, money, and unnecessary stress.

Here's a perfect example.

A buyer's sewer scope company was unable to complete the inspection, so the responsibility to get answers fell back on the sellers at their cost. That's when Pipe Spies was called in.

What did we find?

A simple, straightforward sewer line with excellent access.

No collapsed pipe.
No major blockage.
No unusual conditions preventing the inspection.

So why wasn't the first inspection completed?

There can be several reasons, but two of the most common are:

✔️ A shortened pushrod. Many companies use a camera system that's simply too short to reach the city main on longer sewer lines. While there is no official industry standard, a 200-foot pushrod is commonly used because it greatly improves the chances of completing the inspection.

✔️ Not running water while advancing the camera. A steady flow of water helps the camera glide through the pipe, allowing it to travel farther and more efficiently.

In this case, we believe the original technician was using a pushrod that measured approximately 150–155 feet.

Here's why.

From the two access points they used the camera moved smoothly through the line with virtually no resistance—until it stopped abruptly at exactly 153 feet both times.

When two separate lateral inspections stop at the exact same distance, despite an otherwise easy-to-navigate sewer line, it strongly suggests the equipment (pushrod) reached its limit, not the length of the pipe.

That's why having the right equipment matters.

Sellers and Listing agents BEWARE!

With the growing number of general inspection companies providing sewer scope services either in house or by subcontracting, the quality, accuracy and recommendations are alarming and unreal in MANY cases.

With the demand from the real estate professionals for a one-stop-shop for all inspection types, the general inspection companies in order to stay competitive are hiring anybody. Those that are hired either have very little experience and training. Many times their training knowledge come from companies that do repairs and replacements. It appears from our observation, many are trained to call out a complete sewer replacement if the line is not perfect.

Well, News Flash! There are very few perfect sewer lines in the metro area and the front range that are funtioning adequately. Not all need a repair or replacement.

“But our inspector is a licensed master plumber”. That is fine and their findings might be correct. However many times we have been able to refute their findings and recommendations.

When it comes to plumbing companies, they are very good in creating a narrative that would support a replacement or a repair. However, in many of those cases, that is not true. To those homeowners that don’t know what they don’t know, that narrative sounds like the gospel truth.

Over the years we have been approached by dozens of home inspection companies to provide sewer scope services to rheir clients. Except one, we have declined all offers for various reasons…well actually one big reason🤫.

Currently we are 100% independent (free from gen inspection companies & plumbing companies) and after 18+ years, still 100% unbiased in our findings. With our experience, critical thinking and a bit of common sense, you’ll get the true picture of your sewer line’s true condition.

Licensed Master plumbers are great for designing and building plumbing systems. However they usually are not the best for diagnosing problems or cleaning a drain line. At this particular home, he scared the tenant and landlord both that the drainage pipe underneath the basement concrete floor will need replacement. Not at all the case! Call us for a complete unbiased, independent opinion of your drainage pipes.
