Mismatched insulation placement and ventilation strategy—foundation insulation with exterior vents suggests an inconsistent approach that can lead to energy losses and reduced moisture control.

For best performance, vented crawlspaces should insulate the floor above to isolate the living space from the unconditioned crawlspace, while non-vented/conditioned crawlspaces should insulate the foundation walls, effectively incorporating the crawlspace into the thermal envelope of the home.

The natural gas appliances in the crawlspace must also be considered; ensuring that enough combustion air is being provided regardless of crawlspace design.

Area wells for emergency escape and rescue openings should be not less than 9 square feet in area, with a horizontal projection and width of not less than 36 inches. In addition, area wells deeper than 44 inches must have a permanently affixed ladder or steps.
These requirements ensure that occupants can safely escape and first responders can reliably enter the structure in the event of an emergency.

Bathroom fans should be ducted independently to the exterior. While this installation saves another roof pe*******on, it may interrupt the air intake for the DWV system while in use, and could leak with any rainwater that enters the vent pipe.
