Where will Los Angeles watch the World Cup together?
We’re excited that two Studio One Eleven projects have been selected as official Los Angeles fan zones for the FIFA World Cup 2026.

During the 39-day tournament, fans will gather at Union Station and West Harbor to watch matches, celebrate the game, and share the energy of the World Cup with communities across the region.

Both projects are part of a network of 10 fan zones across Los Angeles, transforming some of the city’s most iconic places into stages for the world’s biggest sporting event.
We can’t wait to see these spaces filled with fans from around the world.

We’ve officially launched our new podcast, We’ve Never Done This Before! Our show explores what happens when designers, planners, and communities step into uncertainty and build something better because of it.

Episode 1 takes us to Long Beach’s 4th Street Retro Row, where a city-issued call for proposals sparked a collaborative façade improvement effort that helped shape the corridor’s identity as it exists today.

Studio One Eleven Partner, Alan Pullman, joins Kathleen Schaaf and Kerstin Kansteiner to reflect on partnership, persistence, and what it takes to breathe new life into a place while preserving the character that makes it meaningful.

We are proud to share that we picked up the Citation Award from AIA California this past Friday for our project 200 W Ocean.

“Despite the hype about office to residential conversion, it's not an easy feat to do it successfully. This project navigates those waters gracefully and has converted what was a nondescript, Class B office tower into a successful, welcoming residential community with some interesting units and community building amenity spaces, and reactivates the urbanism at the street frontage in Long Beach along the way as well.”

MLK and PCH is a transformative project that reimagines a busy urban corridor in Long Beach, creating an inviting haven for seniors. With 67 units—34 designated for formerly homeless seniors—the development offers a peaceful courtyard shielded from the street, complete with community gardens and a covered workspace.

What was once a vacant lot now becomes a welcoming space where residents can gather, grow, and connect, bringing new life to the neighborhood.
