Hello everyone, I have a question regarding a dispute with a client who paid our roofing company $2,000 and still owes approximately $10,000 for a rental property reroof. The client is refusing to pay the remaining balance due to a change of mind on the color after the project was completed. We have a signed contract, and although we were only allowed to collect a $1,000 deposit, we accepted a $2,000 deposit from the client. We have since filed a mechanics lien, but it has been over two years. We are seeking guidance on how mechanics liens work and whether ours has expired. Do we need to file another lien? What are our next steps, considering the client's allegations that we paid the inspectors to pass the roof inspections and her refusal to pay the outstanding balance, which now exceeds $10,000 due to late payment? Any help would be great we are a small company and try to help everyone out but she just won’t pay!

Hello family, friends, and prospective friends. As many of you may be aware, clay tiles can break without anyone walking on the roof, correct? According to clay tile manufacturers, prolonged sun exposure and weather conditions can cause breakage, not necessarily due to foot traffic on the roof. However, improper walking techniques can also lead to breakage, even for those who know how to walk on roofs. We had a review approximately one year ago, and a recent follow-up review, approximately eight months later, revealed three additional broken tiles. The review stated that we do not stand by our word, which is not accurate. We do stand by our word, but as I mentioned earlier, weather conditions can cause tiles to break after repairs. I want to inform everyone that if we were to return annually to fix broken tiles, it would be an ongoing process. Thank you all, and I wish you a great rest of the week.
