In Los Angeles, many property owners believe mold only exists when it is visible — black staining on drywall, discoloration around windows, or a strong musty odor inside the home.
But some of the most concerning mold conditions are found in walls that appear completely normal.
No staining.
�No bubbling paint.�No visible damage.
And yet, behind the surface, elevated moisture and microbial growth may already be developing.
This is one of the biggest surprises clients experience during a professional mold inspection.
“We thought the wall was completely fine.”
That is one of the most common phrases heard during inspections.

In many cases, the drywall looks clean from the outside. The paint appears intact. Flooring looks unaffected. But once moisture readings are taken, thermal imaging is performed, or an exploratory opening is made, hidden water damage is discovered behind the wall cavity.

The reason is simple: drywall and paint can temporarily hide moisture problems.
Water intrusion does not always create immediate visible damage. Slow leaks, plumbing issues, condensation, roof seepage, window failures, or elevated humidity can allow moisture to remain trapped inside wall cavities for weeks or even months before visible symptoms appear.

As someone who works in mold testing and removal, I’m often asked a simple question: Can you get a free mold inspection?

The short answer is no.
The Business Behind “Free”
In any legitimate business, services cost money. A proper mold inspection requires trained professionals, specialized tools, and time. So when a company advertises a “free” inspection, it’s worth asking a basic question: how are they making their money?

In many cases, the answer reveals the catch. The inspection is only “free” if the homeowner agrees to hire the same company for remediation. Otherwise, the client may be responsible for a fee that can range from $1,500 to $2,000. By setting a high inspection price upfront, companies create pressure. Faced with the choice of paying that fee or moving forward with the same company, many homeowners feel they have little option but to proceed.

The Real Cost
That’s where the real cost begins.
Once a client is committed, remediation estimates can be significantly inflated. I’ve seen homeowners pay $10,000 or more for work that, under normal circumstances, might cost between $3,500 and $5,000. At that point, the “free” inspection has already done its job—it has locked the client into a much larger expense.

A Better Approach
In my practice, I take a different approach. We charge for inspections and we charge for remediation—separately, with clear and honest pricing. Clients hire us to inspect when they need answers, and they can choose to hire us for remediation if they decide to move forward.

They are also free to bring in a third party at any stage, whether for testing or for removal. There are no bundled incentives, no inflated fees disguised as “free” services—just straightforward work at real prices.

Final Thought
Nothing in this industry is truly free. Homeowners are better served by paying for a transparent, professional service and keeping their options open. In the long run, that approach can save thousands of dollars—and a great deal of unnecessary stress.
