California just approved Zone 0 - the ember-resistant zone in the first five feet around your house.

The Board of Forestry signed off on the final draft on August 19. It is not law yet; it still has to clear Office of Administrative Law review. But when it takes effect, new construction and fire rebuilds comply on day one, and existing homes phase in over roughly three to five years.

For West LA hillside owners the practical part is this: bark beds, wood gates, and the last section of fence where it meets the house are now design decisions. Cheap to draw. Expensive to retrofit.

We turned last week's market brief into 36 seconds of video — the three rulebook changes that hit California remodels on January 1 are a lot easier to follow when you can see them.

The short version:

• The 2025 building code is in effect, and AB 130 freezes it until 2031 — what you permit to is what you build to.
• Wildfire construction standards are now their own code, including the Zone 0 ember-resistant perimeter.
• The 2025 Energy Code makes heat pumps the compliance path. On 1940s–60s Westside homes that often means an electrical service upgrade nobody budgeted for.
• Your contract changed too — SB 517 requires subcontractor disclosure, and AB 1327 lets you cancel by email.
• And that 5% retention cap people keep quoting? SB 61 expressly excludes single-family homes. Worth knowing before someone quotes it at you.
