EPDM Roofing in the South: What You Need to Know

EPDM is a durable commercial roofing option, but Georgia’s climate presents unique challenges. High humidity and rapid temperature swings cause expansion and contraction, stressing seams—especially on ballasted roofs—leading to failures over time.

UV exposure accelerates aging, causing cracks and surface degradation. The carbon black used for UV resistance also makes cleaning and adhesion tricky, complicating repairs.

Today, we were at a large shopping center in Macon handling EPDM repairs and found two small pinholes—minor damage that, left unchecked, could lead to major leaks.

This is 1 of 3 buildings on a property we just inspected. The owner recently had a roof replacement done on another building and told us it was a TPO re-cover, not a complete tear-off. Well, look what we found next door on the sister building—phenolic insulation still in place under the existing roof system, a potential disaster waiting to happen.

Phenolic insulation is a ticking time bomb, especially when left on an unmaintained roof. If this insulation isn’t dried out properly before being covered—or if it gets wet later due to storms or unforeseen circumstances—it can cause the metal decking beneath to rust rapidly. This kind of damage can compromise the structural integrity of the roof and lead to costly repairs.

We’re nearing the finish line on this project, with the VELUX skylights as the final feature. The team has done an outstanding job, and as always, we’re impressed with the product’s quality and ease of installation.

Our team knocked this project out of the park, getting over 150 squares installed each day and finishing the dry-in in under five days. Now, we’re just waiting for our in-house metal fabrication to wrap up, and we’ll be back to complete the install.

You can also see the neighboring building in the bottom right—up next, we’ll be installing 64 new skylights and a RhinoBond retrofit system there in the coming days. Couldn’t be prouder of this crew’s hard work and dedication—projects like this show what it means to . Looking forward to sharing the completion of both buildings soon!

We started by tearing off the old roof and replaced it with a durable 60 mil TPO Rhino Bond system on top of high-density poly iso for extra protection against debris and foot traffic. To add the finishing touch, we installed a stylish burgundy cap.

Just finished a tough day in Macon, Georgia repairing an old modified asphalt roof. The leak was in the connection between the pitch pocket and the roof, but we were able to fix it by cleaning and 3 coursing with asphalt cement and mesh, and sealing the top of the pitch pan. The heat was intense today, and I went through over 12 bottles of water while doing 4 repairs today. Remember to stay hydrated out there, fellow workers!
