Builder vs Contractor vs Construction Manager. Which one do you REALLY need? 🤔🏗️

Hiring the right company is an obvious first step on any project; but the question most people skip is the more important one, what type of company should I hire?

There aren’t strict, legal definitions for terms like builder, general contractor, or construction manager, but in practice they usually fall into the following categories.

Builder
A builder is typically best for straightforward projects. They’re often sole proprietors or small outfits with one or two employees. Builders usually self-perform most of the work and are skilled in general carpentry, drywall, painting, and similar trades. These are a good fit when the scope is simple and doesn’t require much coordination with other trades.

General Contractor
A general contractor typically has a larger staff and oversees all aspects of construction, from site work through finishes. While some work may be done in-house, specialized trades like electrical, mechanical, and plumbing are usually subcontracted. General contractors most often work under a fixed-price contract, providing an estimate up front and delivering the project for an agreed-upon cost.

Construction Manager
A construction manager self-performs little, if any, physical work. Instead, they work closely with the client, often starting in the preconstruction phase to help develop plans, scopes, and budgets that align with the client’s goals. Construction managers usually work for a fee or percentage of the project cost, with pricing that is transparent and shared openly with the owner.

Small projects often require just as much coordination as large ones. Even a modest interior renovation can involve demolition, framing, electrical, plumbing, HVAC, fire protection, flooring, finishes, inspections, and scheduling multiple trades in the right sequence.

The difference isn’t how many square feet you’re touching, it’s how many systems you’re touching.

A 500 SF project that impacts life safety, utilities, and finishes can be more complex than a 5,000 SF project that’s mostly open space. The same planning, permitting, trade coordination, and code compliance still apply.

Some common examples of challenges presented by smaller projects:
✅ HVAC rebalancing:
Moving or adding a single wall can throw off air distribution for the entire space, requiring duct modifications, damper adjustments, or full system rebalancing.

✅ Fire protection layouts:
A small ceiling change can trigger sprinkler head relocations to maintain proper coverage and code spacing.

✅ Electrical load and routing:
Adding outlets, lighting, or equipment often requires panel reviews, circuit balancing, and longer wire runs due to limited pathways. Outdated or grandfathered electrical systems often need to be brought up to code, even by something as simple as adding a new circuit.

✅Utility chase coordination:
Smaller spaces can leave little room to coordinate ductwork, piping, conduit, lighting, and fire protection, everything competes for the same few inches.

✅ Existing conditions:
Smaller spaces amplify problems like out-of-level floors, out-of-plumb walls, undocumented utilities, or past “creative” renovations.

✅Scheduling complexity:
Fewer work areas mean trades can’t overlap as easily, often extending schedules despite the smaller footprint.

From a dry erase board sketch to a finished space.

Yesterday, we shared the behind-the-scenes construction, today we’re sharing the payoff. This completed 3,500 SF build-out at 150 Wakefield St brings the original vision to life and showcases what’s possible when planning, design, and construction work together from day one.

Before the finishes, the storefronts, and the final reveal… there’s always the work you don’t see.

This project is another example of the upgrades and modifications that the City of Rochester continues to make to their property at 150 Wakefield St (originally designed as a High School for the City).

At our first meeting to review the project, the client drew their vision on a dry erase board. We snapped a photo and ran with it.

From that single sketch, we created a full set of construction drawings, secured permits, and brought the plan to life. Then the real behind-the-scenes work began: framing new spaces, installing all electrical, data, and mechanical systems, and coordinating every detail to make the vision buildable.

In total, this project transformed roughly 3,500 SF of previously underutilized open space into a fully functional environment.

It’s a great example of what we do best: partnering with our clients from the first idea all the way through the finished product.

It’s one of the most common questions we get… and honestly, one of the hardest to answer.

Because cost per square foot depends on what you’re building, where you’re building, and how you’re building it.

1,000 SF open office fit-out is nothing like a 1,000 SF medical space. Bathrooms, kitchens, HVAC upgrades, ADA work, fire protection, structural changes, finishes, existing conditions, and local code requirements all swing the number.

Two spaces with the same square footage can have wildly different costs.

Square footage is a data point, not a budget.

Real pricing comes from scope, systems, and constraints (schedule, quality of finishes, etc)

If you want a meaningful cost discussion, start with goals and requirements. The numbers come after that.

The Dover Housing Authority has hired us to perform numerous upgrades across their portfolio of properties. This project addressed a common issue in older homes where decks can fail over time due to undersized framing members, deteriorating lumber, or insufficient footings.

For this project, we completely transformed the decks by:
✅ Demolishing the old, unsafe structures
✅ Installing properly sized footings
✅ Reframing the deck systems
✅ Installing new composite decking and railings.
