Builder-grade or premium: are you paying for quality, or just a name? 🤔

Here’s what it looks like on Long Island:

💰 Builder-grade finishes: about $60-$80/sqft

💰 Premium finishes: $120-$150/sqft or more

🪵 Hardwood floors: $10-$12/sqft installed for builder-grade, $15-$20/sqft for higher-end species or wide planks

🍳 Kitchen cabinets: $10K-$30K builder-grade, $50K-$80K+ custom or semi-custom

Where premium is worth it:

✅ Kitchen cabinets, countertops and tile (daily use, lasts decades instead of years)

✅ Windows and siding, because salt air, humidity and freeze-thaw cycles destroy cheap materials

Where you can save without regret:

💡 Lighting fixtures, paint, interior doors and some flooring

💡 Mix high and low: premium countertops, standard hardware

On a recent 2,000 sqft renovation, we paired builder-grade trim and doors with premium quartz, solid-wood cabinets and Andersen windows. It looked like a luxury home and cost about 20% less than going all-premium.

The bottom line: staying long-term? Better materials pay off in comfort, energy savings and resale value. Selling in a few years? Mid-range usually makes more financial sense.

Large format tile is unforgiving. Even a slight difference in height between two tiles shows up as a lip you can see and feel.

Leveling clips pull neighboring tiles flush while the thinset cures, which is how you get a wall and floor that look like one continuous surface.

The clips come off after the tile sets, and then it’s grout time.

But the real work happens before the first tile goes up: flat walls, a flat floor, and a plan for where every cut lands.

Remodeling? Don’t skip this question: tankless or traditional water heater?

Traditional tank:

✅ Affordable
✅ Easy to install
✅ Easy to find replacement parts

❌ Not efficient, since it’s constantly reheating the same water
❌ Only lasts 8-12 years
❌ Once you use all the hot water, you wait for it to refill

Tankless:

✅ Endless hot water
✅ Can last the full 20 years
✅ Saves on gas or electricity
✅ About the same price over time, without sacrificing comfort

Over 20 years, a traditional tank may need replacing about twice ($6,000-$7,000) with higher energy bills along the way. A remodel is the easiest time to make the switch, while the walls are already open.

There’s a reason this floor isn’t stained yet.

Wood floors get installed raw and sanded on-site, then stained and finished last - after the cabinets, counters, and trim are in.

That way the stain color gets picked to match everything else in the room, not guessed at months before the kitchen exists.

It also means this floor is going to look completely different in a few days.

Lighter, darker, warmer, cooler - all still on the table.

Thinking about adding space to your home?

There are two paths - and each comes with real tradeoffs.

A ground-floor addition means excavation, a new foundation, and it usually eats into your yard or outdoor space.

A second-story addition avoids that, but it’s typically more complex and more expensive to build.

Neither is automatically “better” - it depends on your lot, your budget, and what you actually need more of (outdoor space or square footage).

A flat ceiling is forgiving. An angled one isn’t.

Every seam on a vaulted or multi-pitch ceiling has to line up perfectly where the planes meet.

There’s no crown molding to hide a bad cut like you’d have on a wall.

If the framing’s off by even a little, it shows immediately once the mud goes on.

This is why we always rough-in and frame these ceilings with the drywall in mind, not as an afterthought.

It’s a lot more planning up front, but it’s the difference between a ceiling that looks intentional and one that looks like a patch job.

A curved staircase isn’t something you can order off a shelf. Every tread is custom cut and fit to the radius. There’s no room for error.

This is the foyer of a full ground up build, and it sets the tone for the whole house: herringbone floors, custom millwork, and a staircase that’s as much a design feature as it is a way upstairs.
