Clearing the same drain over and over? It might be time to replace the pipe.

A lot of homes across Marietta, East Cobb, and Smyrna were built before 1990 with cast iron drain lines — and cast iron has a working life. After 40 to 50 years it corrodes internally, the inner wall flakes and narrows, debris catches on the rough surface, and eventually the pipe cracks or sags. It's one of the most common drain conditions we find on camera inspections in older Cobb County homes.

The signs tend to creep up: repeated backups that return weeks after each clearing, slow drains throughout the house, gurgling toilets, intermittent sewage smells, or wet, soft, or unusually green spots in the yard over the sewer line. A shower that drips when it's off isn't going to fix itself.

If your shower or tub has been dripping no matter how tight you turn the handle, or the temperature mix has gotten unreliable, the culprit is almost always the cartridge inside the valve — a small plastic-and-rubber component hidden in the wall that does the actual work of controlling your water.

Cartridges wear out. The rubber seals harden over years of use, the internal parts wear down, and eventually the shut-off just doesn't shut off anymore. Chlorine in Cobb County's water gradually dries those seals out, which is one reason cartridges in older Marietta, East Cobb, and Smyrna homes tend to start failing around the 8-to-15-year mark.

Roots in the Sewer Line — Sometimes the Right Fix Means Digging

That's a repaired sewer line from a job in Marietta. Camera inspection found root intrusion through a joint — and once we assessed the full extent of the damage, the excavator was the right tool for the job.

Root intrusion is one of the most consistent sewer findings we see throughout East Cobb and Marietta. The mature hardwoods that define East Cobb's wooded character have had 30 to 50 years to extend root systems toward buried sewer lines. In older homes with cast iron drain lines, root intrusion combined with internal corrosion can accelerate deterioration significantly — and by the time symptoms appear, the damage is often beyond what a trenchless patch can address.
