We're all guilty of procrastinating at something. Trust me; I get it. But this seller's market isn't going to last forever. If you've put off selling your home and want to be settled before the holidays (yes, they'll be here before you know it), then it's time to get serious.
Here are a few of my to turn your listing into an attraction magnet for buyers so you can get to the closing table quickly.
1. MINIMIZE, MINIMIZE, MINIMIZE - A cluttered home appears smaller and can actually translate to being poorly maintained in the minds of buyers. Here are some things to focus on:
→Remove excess furnishings - This will show off the space!
→Pack away any large collections, memorabilia, trophies, and family photos - This depersonalizes the home so buyers can envision the possibilities!
→Minimize the items in your closets - Buyers want storage!
2. THE HEART OF THE HOME - Cleaning and decluttering your home is something that can be done with very minimal expense. But there's ONE room in your home that's worth investing some time and money in, and that's the kitchen. Keep in mind, these changes don't have to break the bank. I'm talking about refinishing cabinets if needed, replacing hardware, and updating older appliances with sleek new energy-efficient models. You'd be shocked how quickly your kitchen can go from just an average area to a WOW-worthy space!
3 PRICE IT TO SELL, NOT SIT - When pricing a home, I take many things into account. Primarily, I focus on the condition, location, and what I call "the specs" of a property (square footage, # of rooms/etc.) Once those things are determined, I analyze local market trends, with a focus on comparable sales in the area to determine the best pricing strategy.
4. ACT WITH INTENTION - Understanding your BIG WHY is key to success. Specifically, this comes down to remembering your end game. Whether it be to upsize, downsize, minimize maintenance, or relocate, stay committed to your goal and embrace the journey.
5. HIRE THE RIGHT AGENT - Partnering with an agent who is ALL IN with you and your goals is one of the smartest moves you can make.
