A few weeks later we had a floor plan developed, and some elevations based on some Pinterest photos. After a few tweaks and some hard decisions made on ceiling heights and exterior finishes, we think we've come up with a residence that will make Jackson Lake a bit prettier.

The design process goes a lot smoother when our clients have done their research and picked a floor plan that they like as a starting point. A few tweaks here and there, and voila we've got something we all feel good about. Getting into the heads of our clients takes practice and years of experience. I'd like to think we do a pretty good job of taking their ideas and vision and putting it onto paper and into a fully rendered 3D model to get a preview of their forever home.

We are making some final tweaks (interior & exterior) to this custom home before releasing the drawings to a builder for final cost estimates and permitting.

Adaptive Reuse; the process of repurposing buildings for viable new uses and modern functions, other than those originally intended to address present-day needs. Reuse allows for a building's continued use and helps it remain a viable community asset.

Our client ask us to develop a few schemes so that the building would not resemble an Early Childhood Center, and tie into the proposed Performance Center in the rear of the building (by another firm).

This ~3,000 SF single family home sits just off the McDonough Square. Built in 1950, the structure was adorned with engaged columns and pilasters at the main entry, traditional double hung windows, a chimney, asphalt shingles, etc.

We took a slightly different approach and incorporated some ideas from our client, and added a few more. This is one of the schemes we came up with.

Whew! Happy Friday! Our design team deserves a long weekend that's for sure!

Thanks to the hard work and dedication of our staff over the last few months, we have several projects currently under construction, nearing completion and in for Permitting.

On the drawing board right now is a Fairfield Inn Expansion , a Poke Bowl Restaurant, a Dessert and Coffee Bar, a full house remodel and a vacation beach house.

Most of the residential and commercial projects that we've completed recently (Design and Construction Documents) had a builder or general contractor involved from the very beginning. Our clients came to us and basically said - "We have a builder already on board, but we need drawings for permitting". Those projects have been successfully executed!

However, we've heard some horror stories. Please do your due diligence and make sure the GC you settle for is the right one.

My advise - don't rush the project. Take the time to explore your ideas on paper, before executing in the field. It is less costly to make changes during the design development process and avoid change orders during construction.

And, if your Spidey senses are tingling, it's probably sometime you should pay attention to.

What does your forever home look like?

We are thrilled to share that in a few weeks our client will be breaking ground on their dream home that we played a small part in.

The Project - The main level consists of a 2-story foyer & great room, a master suite in the left wing, kitchen, dining, walk-in pantry, laundry, private office, guest bedroom and family gym/yoga room, covered porch and grilling station. The second level has 2 additional bedrooms, mezzanine and balcony overlooking the pool and lake.

The lower level consists of a 5th bedroom, game room, bar, wine "cellar" and family theatre.

This Deck & Patio Project will be going out to bid this week. We basically re-designed this project after meeting with this client and really listened to their vision - we reviewed a design from another firm and determined it did not meet the client's needs.

Scope includes, removal of existing wood deck and replacing with new; poured (stamped) concrete patio with grilling station, bar, fire pit and hot tub area.
