Homeowners… I know you’re tired of seeing roofing crap. Out of all the redundant roofing posts you scroll past, READ THIS ONE AND SAVE IT.
ASK QUESTIONS before you auto-renew your homeowners policy.
It could save you THOUSANDS.
No, seriously. Stop what you’re doing and go look at your policy.
You might be paying $4,000–$5,000 a year in premiums, but if you see wording like:
ROOF PROGRAM SCHEDULE
LIMITED ROOF SETTLEMENT
ACTUAL CASH VALUE (ACV)
ROOF PAYMENT SCHEDULE
…you need to understand what that actually means.
If you have a hail or wind claim, you’re already responsible for your 2–3% deductible.
Now add non-recoverable depreciation based on the age of your roof.
That means you could be paying THOUSANDS out of pocket ON TOP OF your deductible to replace your roof.
In the example pictured below, filing a claim would leave the homeowner paying roughly $4,000 MORE out of pocket than the CASH PRICE of replacing the roof.
Think about that.
They’ve been paying thousands every year for insurance, and when they finally need the roof replaced, the claim can cost them more out of pocket than simply buying the roof themselves.
If that doesn’t make sense, read it again until it does.
Before you renew, ask your agent one simple question:
“If my roof gets totaled by hail tomorrow, is my roof covered at replacement cost, or will depreciation be withheld and NOT recoverable?”
Know what you’re paying for BEFORE you need it.
