🏠 A roof inspection is about much more than shingles.

For this Falls Church home, our inspector assessed both the roof and the attic to evaluate the condition of the entire roofing system before replacement.

One of the findings? A bathroom exhaust duct that was improperly connected in the attic. Issues like this aren’t always visible from outside, which is why a complete inspection goes beyond what can be seen from the roof surface alone.

Many homeowners ask why attic inspections matter during a roof replacement. The answer is simple: proper ventilation and exhaust routing can have a major impact on the performance and longevity of the roofing system.

By examining both the roof and the attic, we can identify opportunities to improve the home’s overall protection and ventilation during the replacement process.

🏠 From structural repairs to a beautiful finished roof.

This McLean project involved much more than replacing shingles. After removing the existing roof, our team replaced seven sheets of damaged decking, reinforced a deteriorated rafter, installed upgraded weather-protection layers, and completed the project with Owens Corning Duration® shingles in Williamsburg Gray.

The finished roof complements the home’s elegant mansard architecture while providing updated protection, improved ventilation, and a solid structural foundation beneath the surface.

Projects like this are a great reminder that a successful roof replacement isn’t only about what you can see when the job is finished—it’s also about the work hidden beneath the shingles that helps the roof perform for years to come.

🛡️ The shingles may get the spotlight, but this is where a roofing system really starts to earn its keep.

After completing structural repairs on this McLean home, our crew installed multiple layers of protection designed to help defend against moisture intrusion. That includes Ice & Water Shield in critical areas, double-layer synthetic underlayment on low-slope sections, and synthetic underlayment throughout the mansard roof system.

Different roof designs require different solutions. That’s why this project included additional protection in low-slope areas where water naturally spends more time moving across the roof surface.

A roof is only as good as the system beneath the shingles—and that’s exactly what we’re building here.

🏠 This is the kind of work homeowners rarely see—but it’s some of the most important work we do.

Once the old roof was removed from this McLean home, our team discovered areas of damaged decking that needed to be addressed before installation could continue. In total, seven sheets of plywood were replaced, and a deteriorated rafter was reinforced to restore structural integrity.

It’s not the most glamorous stage of a project, but it’s one of the most valuable. Installing new shingles over compromised decking doesn’t solve the problem. Addressing the structure underneath does.

The goal is simple: build the new roof on a foundation that’s ready to perform for years to come.

🔨 Sometimes the most important discoveries happen after the old roof comes off.

As our crew began removing the existing roofing materials at this McLean home, we were able to evaluate the structure beneath the roof and identify areas that needed attention before the new system could be installed.

A roof replacement isn’t just about new shingles. The tear-off stage gives us the opportunity to inspect decking, framing, ventilation, and flashing details that are hidden from view during a normal inspection.

On homes with complex mansard roof designs like this one, taking the time to inspect every layer helps ensure the new roof starts with a solid foundation.

🏠 Sometimes the signs of a roofing problem show up inside the home before they’re obvious on the roof itself.

During this McLean roof inspection, our team found evidence of moisture intrusion in both the home and the attic, underscoring the importance of looking beyond the shingles when evaluating a roofing system.

This home features a beautiful mansard-style roof with multiple dormers, transitions, and numerous flashing details. While these architectural features add a lot of curb appeal, they also create areas that require careful flashing and waterproofing to help keep water out over the years.

Ever notice a ceiling stain and assume the leak is directly above it? Not always. Water can travel along framing members and roof decking before finally appearing inside, which is why attic inspections are often just as important as inspecting the roof itself.

Our experienced A&M Roofing team takes the time to thoroughly assess the entire roofing system so homeowners understand what’s happening and which solutions make the most sense moving forward. 🔨

✨ Finished and looking beautiful in Annandale.

This home now has a completely updated roof featuring Owens Corning Duration shingles in Driftwood, new Velux skylights, updated ventilation, white drip edge, and a new gutter system with Alu-Rex T-Rex protection.

The Driftwood color turned out especially well on this home and pairs perfectly with the blue-gray siding and crisp white trim. The new skylights also made a huge visual difference, giving the rear roof sections a much cleaner, more finished look.

Along with the finished shingles, this project included deck repairs, waterproofing upgrades, updated flashing details, and improved roof ventilation to help support long-term performance.

A roof replacement can completely change the appearance of a home when the colors, materials, and details all come together the right way — and this Annandale project is a great example of that.

Thinking about upgrading your roof? We’d be glad to help you explore the right roofing options for your home and provide a free estimate.

🏠 The new Driftwood shingles are really starting to bring this Annandale roof replacement to life.

With the Owens Corning Duration shingles now going on and the new Velux skylights fully integrated, the roof is already giving the home a cleaner, brighter, more updated look.

This phase of the project also includes updated ventilation, new flashing details, white drip edge, and preparation for the new 6” gutter system with Alu-Rex T-Rex protection.

The combination of the Driftwood color, skylights, and crisp white trim details worked beautifully on this home and fit the property's style perfectly.

A roof replacement is about more than just new shingles — the right color choices, ventilation upgrades, skylight details, and drainage improvements can completely change the overall appearance and feel of a home while adding long-term value.

☀️ Skylights may look simple from inside the home — but a lot is happening underneath the roof to make them perform properly.

For this Annandale project, our crew installed Owens Corning ProArmor synthetic underlayment, waterproofing protection, updated flashing components, and new Velux skylights before the shingles phase began.

Proper skylight integration is one of the most detail-sensitive parts of a roofing system. Waterproofing layers, flashing details, and ventilation all need to work together to help keep the roof performing well over the long term.

This project also includes ventilation upgrades designed to improve attic airflow and overall system performance.

Now that the waterproofing layers and skylights are in place, this roof is ready for the finished Driftwood shingles. 👌
