Water intrusion is not always caused by the building envelope itself.

Sometimes, the issue starts with how water is moving outside the building.

This property was experiencing water backing up under the doors during heavy rain due to the surrounding concrete grade and inlet drain placement. The existing layout was not allowing water to drain away from the structure properly, so the project called for a better drainage plan.

As this project wraps up, the work focused on:

✔ Removing & replacing the existing concrete/asphalt drainage areas
✔ Lowering the inlet collars to improve drainage flow
✔ Rebuilding the apron, sidewalk/ramp, and curb at updated elevations
✔ Installing a perforated French drain along the foundation to help redirect water away from the building

The purpose was to correct the conditions that allowed water to reach the doors in the first place -- improving drainage, updating elevations, and helping reduce the risk of future water intrusion.

What may look like a small leak can sometimes be hiding moisture behind walls, inside closets, around plumbing lines, and beneath finished materials.

That is why moisture mapping matters.

On this job, the leak from the water heater affected multiple areas of the property:

• Laundry room
• HVAC closet

During the inspection, our team also found suspected microbial growth near the source of the leak. That meant this needed more than a basic cleanup.
