****SIMPLE SPRING PLUMBING TIPS****

CHECK YOUR SUMP PUMP

With heavy spring rain, it is important to inspect your sump pump to ensure it is functioning smoothly.

CHECK YOUR WATER HEATER

Check your water heater for signs of corrosion + leaks. Look for puddles, rust or soot around the control panel. If you see signs these, call us. Also, make sure your water heater’s temperate does not exceed 120 °F.

CLEAN YOUR GUTTERS + DOWN SPOUTS

Make sure yard drains, gutters and downspouts are cleaned out + open, and free of debris.

WATCH FOR LEAKS CONNECTED TO SPRINKLERS AND OUTDOOR FAUCETS

Outdoor pipes can easily freeze + break over the winter. When temperatures outside heats up, watch your pipes for signs of leaks. If you notice a water leak in your home the first time you turn on your hose or other faucets, this is a sign that one of your pipes froze + broke over the winter.

CHECK YOUR WATER VALVES

Occasionally, turn off the water valves in your home, then turn them back on to keep the parts from becoming stuck.

CHECK YOUR TOILET + FAUCETS FOR LEAKS

Look for any drips + leaks that may need repairs. Also, examine your toilets + tanks for any hidden leaks or cracks and make sure your toilet is not constantly running – which could run up your water bill.

Spring Plumbing Tips for Homeowners

*Drain and flush your water heater to clear away any accumulated sediment.

*Make sure the temperature on your water heater is set where you’d like it. If it's too high, you could risk a burn and waste heating energy in the process.

*Inspect and replace your washing machine and ice dispenser hoses, if needed.

*Check for leaks, especially in less-trafficked parts of the house, such as the crawl space or attic. A good way to test for hidden leaks is to record the reading on your water meter before you go to bed, then compare it to the morning's reading. Unexplained water loss could be the result of a slow leak.

*Clean your dishwasher’s drain and unclog any blocked holes in the sprayer arm.

*Flush your sprinkler system and check for leaks—especially if you forgot to blow it out before the cold weather.

*Clear your gutters and downspouts. Inspect for damage.

*Remove temporary insulation, like pipe jackets and faucet covers.

*Check garden hoses for splits, cracks and loose connections.

*****IMPORTANT PLUMBING TIPS FOR COLD WEATHER***

1. Know where your home’s main water main is

Knowing the location of your home’s main water valve will mean that even if something does happen you don’t have to worry about getting hypothermia on top of dealing with the problem. Your home’s main water valve is most likely located next to the water meter. Give it a good open and close at least once per year to make sure it’s in proper working order.

2. Be more careful about clogged drains

This is another good practice to get into year round, but because having water all over your floor during the wintertime can cause more damage, it’s especially prudent to consider during the chillier times of year. Avoid clogs by paying special attention to the things you put down your drain. Don’t pour fats, cooking oils, or significant food waste down any drains. Use hair traps in your shower, and stay vigilant about rinsing the tub out after using it.

3. Consider investing in additional insulation for your home’s pipes

Frozen pipes are a big potential problem for anyone that lives in cold weather states, and a great way to prevent them is by investing in additional insulation for your home’s plumbing. Foam padding sleeves or insulating tape can be a low-cost solution that prevents high-cost damage.

4. Check that your water heater’s temperature setting

120 degrees Fahrenheit is the optimal temperature for keeping your water heater working at its best for as long as possible.

5. Leave a few faucets dripping

If you’re concerned about your pipes freezing this winter, leave a couple faucets open just enough to consistently drip. This takes pressure off the pipes and goes a long way toward preventing freezing. The slight increase in your water bill will be worth the peace of mind you get knowing you won’t have any burst pipes.

***Protect your plumbing pipes from freezing***

When winter temperatures plummet, water can easily freeze inside, causing them to burst. If you are out of the house or unaware of a burst pipe, the results can be disastrous, including massive home floods and damage to your furniture, rugs and structure.

To reduce the possibility of frozen pipes, wrap each of your un-insulated pipes in a blanket of foam. You can purchase foam pipe wrap tubes with a slit on the side at most hardware stores. Cut the tube to the length you need, pull it open and push it over and around your pipe. Use duct tape to secure if the foam does not have self-adhesive edges.
