What is the difference between cost-plus / time & materials vs. fixed price contracts in construction?

Cost plus pricing and fixed costs are two different pricing models. A cost-plus contract is an agreement between the contractor and the client where the contractor is reimbursed for all the costs incurred during the project, including labor, materials, and overhead, plus an additional fee, usually designated as profit. The final price is not set until the project is completed, and the contractor is guaranteed a profit. On the other hand, a fixed cost contract is an agreement to construct a building at a set price that includes all costs and profits. The agreed-on price at the beginning of the project is the price at the end. This type of contract transfers more risk to the contractor, and any cost overruns are the contractor’s problem.
