Southeast Forestlands, LLC is accepting sealed bids on approximately 40 acres of merchantable timber located in Section 19, Township 10 North, Range 17 East, Kemper County, Mississippi.

• Approx. 40 acres
• All merchantable timber
• SMZs excluded
• Winter logging required
• 18-month contract
• Good access from Warren Town Road

A timber stand can be excellent and still be difficult to sell.

Why?

Access.

A tract may have quality timber, strong volume, and good markets nearby.

But if buyers can’t efficiently reach it, move equipment, or load trucks, value can be affected.

That’s one reason forestry decisions aren’t made from aerial photos alone.

Road conditions.

Stream crossings.

Turnarounds.

Landing locations.

Access is part of the asset.

Before a timber sale, it’s worth understanding not just what’s growing on the property, but how the property works.

It’s deciding what stays, what goes, and how it’s handled.

That’s where most landowners get burned.
