OVERLAY VS COMPLETE TEAR OFF

Most shingle manufacturers will not warranty shingles that are installed as an overlay (over an existing layer of old shingles). Applying new shingles over old ones almost always voids the product warranty because the manufacturer requires a clean, flat surface and proper ventilation to guarantee their materials.

Insurance generally covers sudden, accidental damage (like a storm or a falling tree) up to your policy limit, minus your deductible. However, if you already have a roof overlay (multiple shingle layers) and it becomes damaged, insurers may deny coverage or refuse to pay for a full replacement due to structural concerns.

We do NOT do overlays for any of our customers. Please be wary if a roofer is willing to do an overlay and they might even promise warranty and insurance coverage. While you might save on cost, you are risking so much more hidden costs and loss of material warranty when you do an overlay.
