Job Title: Maintenance Grounds Manager
Location: Caldwell, Idaho
Employment Type: Full-Time

Position Summary:
The Maintenance Grounds Manager is responsible for the overall upkeep, appearance, and functionality of the property’s outdoor spaces. This includes landscaping, grounds maintenance, seasonal tasks, minor repairs, vendor coordination, and ensuring that all exterior areas remain clean, safe, and welcoming for residents and guests.

Key Responsibilities:
Oversee daily landscaping and groundskeeping tasks, including mowing, trimming, planting, watering, fertilizing, and pest control.

Maintain all outdoor common areas, walkways, driveways, and parking lots free of debris, snow/ice (seasonally), and hazards.

Regularly inspect the grounds and exterior of buildings to identify and resolve maintenance needs.

Perform or coordinate minor exterior maintenance and repairs (e.g., light fixtures, fences, sprinklers, signage).

Operate and maintain landscaping tools, equipment, and machinery.

Manage seasonal tasks such as snow removal, leaf cleanup, irrigation blowouts/startups, and holiday lighting.

Schedule and supervise external vendors and contractors for specialized services.

Collaborate with property management to plan upgrades, budget for supplies, and address resident feedback.

Ensure compliance with safety protocols and community standards.

Qualifications:
3+ years of experience in groundskeeping, landscaping, or property maintenance.

Supervisory or lead experience preferred.

Strong knowledge of irrigation systems, lawn care techniques, landscaping tools, and general exterior repairs.

Self-motivated with strong time management and organizational skills.

Ability to work outdoors in various weather conditions and lift 50+ lbs.

Valid driver’s license and reliable transportation.

Background check and drug screening required.

• Assist with installing transformer and transformer banks, bus structures and switchgear, lines (underground/overhead), ground grid-control buildings, and other related substation material tasks,
• Will work with man baskets, skid steers, shovels, compactors, back hoes and other industry equipment,
• Frequently work around energized high voltage systems requiring skill and care,
• Maintain company vehicles, equipment, and tools in good working order,

• Able to learn job specific procedures including: identifying and using different types of materials used, safety procedures, and installation procedures,
