This project, finished a few years ago, replaced a substantial portion of the storefront's damaged brick with reclaimed brick and used a lime mortar to match the existing work. It is worth noting that significant damage often exists beneath painted brick, and therefore, I generally advise against painting exterior brick for this reason.

This project at building 50 in the TC Commons aimed to resolve water pe*******on issues by excavating the foundation to repoint the stonework down to the footing and applying a waterproofing product. A different area of the building featured a poured wall foundation, which required patching with repair mortar and coating with a waterproofing product. An interesting feature in this area is the presence of an old entrance to the tunnel system, which has been decommissioned and buried.

We undertook a range of restoration work on historic building 50 at TC Commons last summer, including mortar repointing, patching, and brickwork.

This project consisted of a straightforward infill of an exposed opening in a commercial building located in downtown Traverse City. We chose a light-colored brick with a white hydraulic lime mortar to achieve a consistent match with the original brickwork in the surrounding area.

This chimney and fireplace restoration project involved repointing the exterior, rebuilding damaged and deteriorating areas, and extending the height to meet proper drafting requirements. The interior firebox was completely rebuilt, and the stone face was stabilized with a new lintel. The firebox dimensions were also altered to correct previous height-to-firebox ratios that caused insufficient draft and occasional back spill into the room, as evident from the soot-covered fireplace face.

Some recent work with before and after photos. Removed previous cement repairs that were causing efflorescence to leach through the wall and repointed several areas with a hydraulic lime mortar that is compatible with the 120 year old structure.

Exterior fireplace, built using a Isokern fireplace system. Cultured veneer field stone and real limestone for final finish.

Project from end of last summer: Restoring limestone sills and replacing one, crack injection repairs, restore a few concrete sills, waterproofing and caulking. Not everything is pictured, but here is a few examples.

Removed existing supporting wall and installed steel column and I beams. We also did some other misc brick demo and infilled a doorway and cut in a new doorway on this project.
