In Miami Shores, Casa Costa reads like it was always a two-story home. It wasn’t.

Before a second level could go up, the structure underneath had to change. The original wood-joist slab came out, and reinforced concrete went in to carry what was coming.

The harder part was proportion. A second story can easily make a house feel top-heavy, like something stacked on top of it. Here, the goal was the opposite: an upstairs that feels like it belonged all along.

The most important work in this house is the part no one photographs. You just walk up the stairs.

Casa Diez, Miami Beach.

The brief fit in one sentence: modern without being stark, warm without being ornamental.

Swipe through and notice how few materials it takes to hold that line. Warm wood, veined stone, matte black, soft white. They show up at the front door, in the kitchen, in the bath, and again at the pool pavilion. No room gets something new just because it could.

That kind of consistency is a design decision, but it’s protected during construction. When the team that draws a house is the same team that builds it, the idea makes it all the way to the last detail.

When a Surfside home grows, the hardest part isn’t adding square footage. It’s making sure no one can tell where the old house ends and the new one begins.

At Casa Lago, that came down to continuity. One wood tone carries from the built-ins to the table to the doors, so every room feels like it belongs to the same house, and to the same idea.

The result is quieter and more intimate than a typical open plan: distinct places to gather, sharing one calm language.

The most memorable backsplash in this kitchen is a window.

In Casa Poinciana, a long, low opening runs along the back counter, so the greenery outside becomes part of the composition. It’s the one element in the room that changes throughout the day.

Everything around it stays deliberately quiet. A restrained palette of light wood and pale stone carries from the cabinetry to the hood to the island. Because the materials hold back, the window does the work a decorative backsplash usually would.

The island anchors the room: one stone volume, long enough to seat six, with the dining space just beyond. Cooking, gathering and eating share one continuous room.

In a house built on restraint, one room gets to break the rules.

Most of Casa Costa is calm, with few material changes and plenty of light. This bathroom goes the other way: a palm-frond wallcovering on every wall, a thick slab of dark veined stone for the vanity, and warm brass tones at the faucet and mirror.

We love giving the boldest moment in a house to one of its smallest rooms. You step in, it surprises you, and then you step back out into calm.

Most bathrooms are put together from separate surfaces: a floor, a wall, a countertop, a tub. In this Casa Estrella bathroom, we approached it as a single material.

The same veined stone runs across the floor, up the walls, along the vanity and around the tub. Instead of a series of finishes meeting at seams, the room reads as one continuous volume. The tub doesn’t sit in the space. It’s shaped out of it.

Everything else is there to warm that calm. Wood cabinetry softens the stone. The faucets come out of the wall, so the counter stays clear. The tub sits beneath a wide window, where a sheer shade filters the Miami light without hiding the palms outside.

When the architecture stays this quiet, the room has space for personality: a sculptural light, a vintage rug, a flash of color.

We spend a lot of time designing the spaces between rooms.

A hallway is where you experience a house in motion. It sets the pace, shapes what you see next, and influences how a room feels by the time you arrive.

Across these five homes, the passage does something different each time.

It runs alongside the garden, so the landscape moves with you.

It crosses water instead of a floor.

It stays narrow and warm, then opens into a bright living space.

It uses the ceiling, not the walls, to draw you toward the door.

It lets daylight do the work.

None of these are just corridors. They’re part of how the house unfolds.

Save this if you’re planning a home and want the in-between spaces to feel as considered as the rooms themselves.

The best lighting is the kind you don’t see.

There’s no fixture here, just light built into the shelving itself. It warms the wood, softens the wall behind it and turns a bookcase into the glow of the room.

Details like this are easy to admire and hard to add later. Integrated lighting has to be planned before the millwork is built, which is exactly where design and construction need to be talking to each other.

Every house has a second life after dark.

During the day, glass is a way to see out. At night, it turns the house into a lantern. The interiors glow through full-height walls, the wood pergola catches the light, and the pool reflects all of it back.

That doesn’t happen by accident. Where the light sits, what it washes and what stays in shadow are decisions we make long before anyone is swimming at 8pm.
