After every named storm that affects South Florida โ€” regardless of how significant โ€” unlicensed and out-of-state contractors flood our neighborhoods looking for work. Some are well-intentioned contractors from other states trying to help with demand. Many are not.

Here's how the predatory version of this works:

They drive through your neighborhood within hours or days of the storm. They approach homeowners and offer a "free inspection," often claiming they noticed damage from the street. They present you with an estimate and ask you to sign an Assignment of Benefits (AOB) agreement โ€” which transfers your insurance claim rights to them. They then file an inflated claim with your insurer, do minimal work, and collect the insurance money. When problems arise, they're gone.

The red flags to watch for:

Unsolicited door knocking within 24โ€“72 hours of a storm.
Out-of-state license plates on their vehicle or trailer.
Unable to produce a Florida contractor license number on the spot.
Pressure to sign anything before their "deal" expires.
Requesting you sign an AOB agreement.
No verifiable physical address in your county.

How to protect yourself:

Only work with contractors you've researched before they knock on your door.

An NOA (Notice of Acceptance) tells you the window assembly is approved for use in Miami-Dade and other HVHZ counties. But the NOA is only valid if installed exactly as specified โ€” fastener pattern, anchor type, and sealant.

A window can be impact-rated and still leak if the perimeter detailing is wrong. That's why a building-wide window project should always include:
