Replacing a septic system in a BMAP area? The rules changed, and so did the price. 🏡
On lots of one acre or less in Florida's Basin Management Action Plan areas, homeowners who need a new septic system must connect to central sewer if it's available, or install an enhanced nutrient-reducing system that cuts nitrogen by at least 65%. Conventional tanks no longer qualify for new or replacement installations. Palmetto Bay just published guidance for residents on how HB 1379 and Miami-Dade Ordinance 22-83 apply locally, and Miami-Dade is one of 57 counties covered by the state law.
The county estimates the added cost at $10,000 to $20,000 over a conventional system, depending on the site. The rules are not retroactive: they apply when a system is installed or fully replaced, tank and drainfield, not to smaller repairs. Financial help is thin right now. The state's Septic Upgrade Incentive Program stopped taking new applications because funding ran out.
If your system is getting old, an evaluation now lets you plan the upgrade on your timeline instead of facing an emergency dig. We identify what your lot requires, explain the recommended solution, and give you a written estimate covering scope, materials, timeline and cost before any work begins.
