The construction world has generally been divided into two major categories – tract homes and custom homes. Tract homes are usually built in large developments and the developers offer a few models of homes that fit on any lot. They offer a couple of options, but for the most part, all of the homes are built (and look) the same. Custom homes are usually built in more affluent neighborhoods and on
more valuable lots. The buyer purchases the lot (many times paying for it all cash) and then hires an architect to design a house especially for them. Once the plans are done the owner hires a construction company to do the work. This is generally done on a cost plus basis where the contractor charges a 20% premium on top of the construction costs. A person’s desire for uniqueness and individuality is almost impossible with this type of construction because of the limited amount of choices this alternative provides. The problem with custom homes is that (1) it is very difficult to finance and, many times, has to be done all cash; (2) rarely is one able to stay within their budget; (3) the general contractors are generally not incentivized to lower costs from sub-contractors, making the construction very expensive; (4) construction schedules can range from 24 to 48 months, and during that time, most owners are paying for two properties; and (5) the amount of time and effort dedicated to this endeavor is not something that most people want to do.
