Let's talk about getting a new roof put on and whether you should choose shingles or metal or leave the shingles on or whatever your options are. I've been roofing for over 10 years and have maybe had 5-10 call backs on probably close to 750 roof jobs. So here's what to consider when deciding how to do your roof.
1. Shingles are a great option, you can go wrong with shingles as long as they are applied and nailed down correctly. You absolutely must fix all rot, tear off the existing roof, and have a proven moisture barrier for shingles to last.
2. Metal is also a great option, in my opinion, if metal isn't done right it's a waste of money and will ruin your roof lumber whether that be plywood or purlins.
DO'S AND DON'T:
This is just speculation from me and you can make your own assumptions.
1.When your straw hat contractor tells you that it's good to leave the shingles on and put furring strips over them for metal and he says " leaving those shingles on will add insulation". Your only question for him should be "since when are shingles used for insulation and what R value do they carry?" Now I'm no genius but would you insulate your new home walls with shingles? I wouldn't.
2. Most shingle companies will confirm to you that their shingles have chemicals in them that are guaranteed to rust steel. Hence, why you nail shingles down with galvanized roofing nails. So when your contractor is nailing them furring strips over your shingles for that new metal roof, I'd ask if he's using galvanized fasteners.
3. Since shingles carry chemicals that rust metal, you should ask yourself, if I put metal overtop my shingles with no barrier, over 40 years will my metal roof rust from the underneath side?
4. A 40 year metal roof will need the screws replaced at 20 years. That all the screws are good for. Most ppl don't realize this when purchasing a metal roof.
