We pour from 20,000 square feet to over 100,000, and the range is the point rather than the top number.

A crew set up only for the very large jobs is inefficient on a 20,000 foot floor. A crew that mostly does small work is learning on the job when it gets a big one. The fleet and the crew size have to suit the slab in front of them.

Self-performing the large majority of the work is what makes that possible. We are not assembling a different set of subcontractors depending on the size of the pour.

Most slab problems are not concrete problems. They are subgrade problems that showed up later.

If the base is not compacted evenly, the slab will find that out for you. Usually about eighteen months in, as a crack that follows the soft spot.

Three things worth getting right before anyone pours.

Compaction, tested rather than assumed, and consistent across the whole footprint rather than just where it was easy to get the plate.

Drainage, because water sitting under a slab does not stay under a slab.

And the vapour barrier, laid properly and not punctured by everything that has been dragged across it since.

None of it is visible once the concrete goes down, which is exactly why it gets rushed.

Anyone promising a firm number on a warehouse slab in 24 hours has not read the drawings.

We say an estimator responds within 24 hours, so it is worth being clear about what that actually means.

What you get inside a day is a preliminary scope review and a budget number. Enough to know whether we are the right fit, whether the programme is realistic, and roughly where the cost sits.

The detailed bid comes after, once we have the drawings, the spec and a site visit if it needs one.

If you work in risk, you already know what that means. For everyone else, here is why it matters.

That is our experience modification rate. 1.00 is the industry average. Below 1.00 means fewer and less costly claims than a comparable contractor, and it is calculated from three years of actual loss history. It is not a claim anyone can make about themselves.

It matters on your project for two reasons. It is one of the first things a risk manager checks on a prequalification, and a crew with a low EMR is usually a crew that is not rushing.

If you have two slab bids in front of you and they are within a few percent of each other, the price is not where the difference is.

Four things to check instead.

What flatness are they committing to, and is it written as a number. FF 50 / FL 35 means something. "Industry standard" does not.

Who is actually pouring it. A number that depends on three subcontractors showing up is a different number to a self-performed crew.

What happens if it fails the F-number survey. Whose cost is the grinding, and is that in writing before anyone mobilises.

And what is excluded. The gap between two bids is usually sitting in the exclusions rather than in the line items.

None of that is about us. It is just what we would check.

That's why we keep handoffs to a minimum. Our own crews self-perform the large majority of our work, and the laser screeds on our pours are ours, not rentals. No waiting on someone else's equipment, and one company accountable for your slab from first pour to final finish.

If you're building a warehouse, the floor is the part of the building your operation touches every shift.

Flatness (FF) and levelness (FL) decide whether racking stands plumb and whether lift trucks can run at speed down the aisles. When they come in low, the cost shows up later in slower traffic, extra equipment wear and grinding, long after the concrete crew has gone home.

We laser screed warehouse and industrial floors to FF 50 / FL 35 or better, and FF 50+ is standard on our large warehouse slabs.
