If you’re like most people, you probably don’t think much about the roof over your head.

That is, until there’s water dripping on your forehead in the middle of the night! [crying laughing emoji]

Kidding aside, having a roof over your head is essential for your safety and comfort — so it’s critical that you know when it’s time to replace it.

There are several golden rules of roof replacement that can help you figure this out.

Here’s our top three:

1. Even if there are no visible signs of damage, replace your roof when it reaches its maximum lifespan.
2. If your roof is still relatively new, look for signs of damage — for instance, leaks, missing shingles, and animal entry points.
3. Keep your eye out for subtle clues such as damaged flashing, ceiling discoloration, curling shingles, and missing tiles.

Here’s a brief rundown of the most popular roofing materials:

Asphalt Shingles: Economical, easy to install, variety of colors, 20-25 year lifespan.

Metal Roofing: Sleek, lightweight, resistant to extreme weather conditions, recyclable, relatively expensive, 40-75 year lifespan.

Wood Shingles and Shake: Natural product, not as durable in wet climates, may require fire-resistant coating, 25-30 year lifespan.

Slate: Very durable, expensive, heavy, requires extra framing, 50-100 year lifespan.

Clay and Concrete Tiles: Extremely durable, heavy, elegant, non-combustible, 40-50 year lifespan.
