Standard speculative warehouses often stall on the market because generic industrial boxes fail to attract top-tier tenants.

To eliminate lease-up risk at LogistiCenter at Pacific Gateway in Kent, Washington, Dermody Properties engaged NELSON's Industrial team as Architect of Record to design a campus-quality industrial park across 45 acres. Our team delivered five mid-to-large format buildings featuring 30-to-36-foot clear heights, surrounding them with nearly 30,000 SF of park-like tenant amenity space.

By pairing high-performance operational specs with human-centered campus design, the development achieved 100% occupancy across all five buildings within just six months of completion. Intentional industrial design turns speculative assets into high-demand, rapid-leasing investments.

Joined by Chief Judge Michael K. Newell and key project partners, Enrique will present a behind-the-scenes look at how the State of Delaware turned urgent operational and security limits into action by fast-tracking two new Family Courthouses in Sussex and Kent Counties.

The session explores how early operational planning paired with strategic design created two cousin courthouses that are welcoming, trauma-informed, and secure for court staff and daily visitors. Participants will gain practical insights into modernizing judicial facilities without compromising quality or public trust.

As main architect and coordinating consultant, NELSON helped shape the 530,000 SF venue as flexible infrastructure for live production, entertainment, and gathering. Spaces can operate independently or connect seamlessly, allowing the venue to adapt to different users and events while strengthening Trilith’s larger creative ecosystem in Fayetteville, Georgia.

In a crowded downtown, every square foot of a hotel has to earn its place. NELSON led the architecture for one of the first dual-branded properties of its kind, bringing the W and Element by Westin into a 51-story tower, now the city's tallest hotel and a skyline landmark.

The W draws luxury travelers on short stays, its design pulled from the city's street art, music, and first-in-the-country grid, while Element serves business and leisure guests through its own sky lobby and event space.

The result is a single high-value site working as two businesses, capturing distinct demand without either brand diluting the other. It later earned a spot on Condé Nast Traveler's 2025 Best Hotels in the World list.
