Overlay or tear-out. How to tell which one you're looking at.

An overlay is new asphalt laid over what's already there. The old pavement becomes the base. That's the right call when the existing surface is still structurally sound — the cracking is surface-level, nothing moves under load, and there's room to raise the grade or mill to make room.

A tear-out means the pavement comes up, the base gets rebuilt, and it goes back down new. That's the call when the problem is underneath. What that looks like: alligator cracking spread across big areas, pavement that flexes or pumps when a loaded truck rolls over it, potholes that keep coming back in the exact same spots, water that never seems to leave.

Here's the honest part. An overlay over a failing base looks great for a couple of seasons, then the same cracks come right back up through the new asphalt. Overlays aren't a shortcut and they aren't a lesser product — they fix a surface problem. They don't fix a base problem. Two different jobs.

Most work is a mix of both. Cut out and rebuild the failed sections, then overlay the whole thing so it ties together and drains as one surface.

A circle is where paving gets tested. Everything is a curve, so the mat has to be kept even the whole way around while the rollers work it. Let it get away from you and you've got a low spot in the middle of the turn that holds water every time it rains, and the homeowner looks at it for the next fifteen years.

We ran the paver around, kept the joints tight, and rolled it out before it cooled. Then it got tied back into the existing street so there's no drop-off where the two meet — you shouldn't feel where the new asphalt starts.

Streets, private roads, HOA drives and community entrances. We work in a way that keeps residents getting in and out while we're on site.
